House Rules at Archie's Place

NO UN-REGISTERED GUESTS
Only the specific guests noted in the booking are allowed on the premises. A violation of this Airbnb / VRBO house rule will result in immediate removal of all guests (and all visitors) from the property without a refund. If there are more than the occupants specified in the listing; a maximum of eight (8); a $100 per guest per day fine will be charged regardless of whether they sleep at the property.
 
NO SMOKING
Please kindly do not smoke inside the property. You may smoke outside away from doorways and cleanup trash. A $200.00 per day penalty will be incurred if any sign or smell of smoke is encountered after the guest checks out. Cigarette monitors are installed in the home and the host will be remotely notified when smoke is present.
 
NO PARTIES OR EVENTS
No parties or events are permitted on the property. You will be asked to leave, without refund. A party or event is defined as anyone not registered as a guest.
 
NO CHANGING OF LOCKS
Guests shall not re-key or change out door locks or door hardware under any circumstances.
 
NO FOOD IN BEDROOMS
No eating of food or drink in any bedroom. Guests will compensate host for any food or drink stains in the bedrooms.
 
KEEP FURNITURE IN IT'S PLACE
Indoor furniture is not to be rearranged. Dragging chairs / tables on the floors leaves scratches.
 
USAGE OF UTILITIES
The total occupancy rate assumes and includes a reasonable usage of utilities. Your kilowatt consumption allowance is 150 KWH per day. Anything over this amount will be
billed to the guests at $0.25 cents per KWH. Excessive water usage will also be charged at 3 times the city rate.
 
NO ILLEGAL SUBSTANCES
Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.
 
CHECK – OUT ON TIME
Check out is at 10 am. Please notify the host upon your departure from the Property. If the guest decides not to follow any of the house rules, and which triggers a refund / discount to the next guest, you will be responsible for any loss of income by the host.
 
EARLY CHECK- IN OR LATE CHECK-OUT MAY BE PERMITTED
Any early check-in or late check-outs need prior approval by the Host. Use the Airbnb or VRBO app message system to request the change. If our schedule permits, we may allow an early check-in / late check-out for a fee of $100 per each extended hour. This
amount will be charged to your bill.
 
GARBAGE DISPOSAL
We ask guests to kindly dispose of food in the available trash can. Garbage disposal is for small food remnants only. If the garbage disposal is damaged or clogged by guest, the guest will be charged for a plumber's time to unclog or install a new garbage disposal (if needed). All items in the kitchen including silverware, pots and pans, spices, flatware, etc. have been counted and any item removed from the premises will be charged to the guest.
 
GUEST AGREES TO PAY FOR DAMAGES EXCEEDING DEPOSIT
Any damage made to Property or furnishings which exceeds the damage deposit amount will be billed to the guest and will be reported to Airbnb or VRBO.
 
FIREPLACE
The fireplace is for display only. The switch near the front door will turn on the light beneath the log set and creates the ambiance of fire. There are NO FIRES allowed inside the fireplace at any time. This will result in a forfeit of the deposit.
 
HONOR NOISE RULES
We want all of our guests to be respectful of our neighbors and shall keep noise to a minimum while in back and front yards. Quiet time is from 10 pm to 8 am. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property without refund.
 
RESPECT OUR TOWELS & SHEETS
Please be respectful of bed sheets and towels. Makeup / foundation, face medications / creams, tanning products will stain and/or bleach linens & towels. Please avoid using regular hand & bath towels with all skin products. Please use our provided make-up washcloths (dark grey w/black stitching on edges). Guests are not to wash laundry belonging to the home in order to hide stains. Housekeeping will wash the laundry. Un-salvageable linens & towels will be charged to the guest - $25 for each damaged towel and $25 for each damaged sheet.
 
LINENS AT CHECK-OUT
Upon your day to check out, we ask our guest to leave all linens on the beds for the housekeeper to remove. Towels can be placed in a pile in the laundry room.
 
ADDITIONAL CLEANING IS AN EXTRA CHARGE
At the sole discretion of the host, an additional cleaning fee of up to $400.00 can be charged if additional cleanup is required that goes beyond the standard cleaning.  This time is billed to the client at a rate of $40 per cleaning hour.  Our home generally takes 5 hours to clean for the next guest and this is part of the already charged cleaning fee.
 
GARBAGE
We ask guests to kindly dispose of all trash and recyclable items at their departure in the two large trash (95 and 65 gallon) and a large recycle (95 gallon) can in the driveway. Recyclable items are plastic bottles, paper products and cardboard.  Glass is not recyclable. If checking out on a Tuesday, please move the trash cans to the curb for pickup. If checking in on Wednesday, please move the empty trash cans from the curb to the driveway.  There is ample space for trash; trash in excess of the above-mentioned cans will be charged an extra fee of $100 for disposal.
 
NO ANIMALS
We love animals however pets and emotional support animals (ESA) are not allowed on the property.
 
OUTDOOR GAMES AND TOYS
There are several games and outdoor items for you to enjoy. Please take care
of them and return them to the place you found them If there is a broken item, please let us know and we will try to replace it.
 
LAKE AND DOCK USE
The lake is there for you to use. There are times where it is posted by the authorities overseeing water quality that there may be advisories and closures. We will do our best to inform the guests of such notices. These closures are out of our control and do not constitute any refunds. The lake shore is shallow and as such we have a NO JUMPING OR DIVING FROM THE DOCK rule. This is posted on the docks as well. We are not responsible for injuries sustained from lake use. We have two beautiful docks for you to tie up your watercraft. When the forecasted wind is over 25 mph, we require that you remove your watercraft from the water to avoid damage to the dock. Damages to our docks will be charged to the guest upon assessment and repair.
 
Watercraft usage must be in accordance with the Washington State Law.  Please be responsible for your watercraft and be respectful of our neighbors and property.  Drive your watercraft slowly to and from the shoreline.  Irresponsible use will be reported to the authorities.
 
OUTDOOR FIRE
At Archie's Place there are two outdoor fire areas. The first is on the covered patio and is a propane fire table. Please keep small children away from the fire at all times. This fire table is not for making food. At any time if food residue is found on the fire table, an additional cleaning fee and potentially a charge for replacing the fire glass will be applied to the guest. The fire pit at the waterfront is a wood burning feature, where you are welcome to cook your food. We are big fans of roasted hotdogs or even smores after a hard day of playing. Please be sure to clean up after yourselves to avoid an additional cleaning fee.
 
PERSONAL BBQ
If you bring your own personal barbeque, please set it up in the grass area near the patio steps.  DO NOT PUT THE BBQ ON THE WOOD OR BRICK PATIOS.

We take great pride in sharing our home with you and your family, we sincerely hope you enjoy your stay. Thank you for leaving the property as you found it.

Disclosure: Exterior monitoring is in place for security and safety.  There are four (4) cameras with audio that record upon motion,  24 hours per day, 7 days per week.  The four (4) cameras monitor the driveway, front door and walkway, back yard and back patio.  In renting the property you acknowledge this and agree to the monitoring.

When renting the property you also agree to the House Rules.  When your rental time is confirmed you will receive a copy of the Short Term Rental Agreement that must be completed prior to your arrival.
